Brambleton has officially launched their new "immediate delivery/spec home" blog site. The site provides information about all the immediate delivery/spec homes currently available in Brambleton. The site is a great resource for buyers (and agents) looking at immediate deliveries/spec homes in Brambleton.
It's nice to see Brambleton and the builders within the community making it possibly for buyers and agents to get information on all immediate delivery/spec homes in one place. I hope other communities take notice and follow suit.

Miller and Smith Cuts Base Prices on “Magic” Series Townhomes in Brambleton

Miller and Smith just cut the base prices on their "Magic" series town homes in Brambleton today. Previous base prices started at $399,990. Effective today, base prices start at $359,990.
Here's the breakdown (click on links to see floor plans):
- Merlin (interior model) – $359,990
- Houdini I (end unit) – $369,990
- Houdini II (larger end unit) – $382,990
But, there's a catch…
Miller and Smith slashed some of the incentives they were previously offering so the net cost with basic options and upgrades is only slightly lower, if not the same as before.
Here are the current incentives they're offering:
- $10K in closing cost assistance (use of one of their preferred lenders and title company required)
- They have a special on an upgrade package consisting of granite counter-tops, stainless steel undermount sink, upgrade faucet and hardwood flooring in the kitchen, great room and hall. It's valued at $17,650 and they're offering it for $9,800
They have two Merlins, one Houdini I and one Houdini II available for February/March delivery. They're all in the same row off of Twin Falls Terrace and back to the future Active Adult (55+) community in Brambleton. They may have a spec coming up, but that's not for sure and the chance is slim.
Miller and Smith will be releasing a new row of town homes off of Twin Falls Terrace sometime in the near future, but no word as to exactly when. That row of town homes should have two Merlins, one Houdini I and one Houdini II. Those will back to a small common area surrounded by other Miller and Smith "Magic" series town homes.
On a side note…if you like these Miler and Smith town homes, but don't need to have new construction, there are several resales on the market in the same community (including foreclosures/bank-owned and short-sales).

Update on Brambleton Development, Builder Quick Deliveries, New Homes

Here's an update on development in Brambleton including quick deliveries/spec homes available from the various builders within the community:
Brambleton Development Update
- Beacon Terrace Community Pool is now open. It's Brambleton's second pool. The new pool consists of a main pool with a waterfall, spa, wading pool, club room, outdoor fireplace and grill, music zones throughout and wireless connectivity
- The Brambleton Town Center security staff has ditched their cars for eco-friendly Segways.
- The Blue Ridge Grill is anticipated to open on September 24th
- Winwood, Brambleton's first day care provider is set to open late Spring '90. Site development will begin soon at the Creighton Road location
- An update on the Fitness Club at the Brambleton Town Center is coming soon
Quick Delivery/Spec Homes
- Gulick Group – The Gulick Group builds estate style, 4-sides-brick homes in Brambleton. Some home sites have water views and the option of a 4-car garage.
- Currently, there are 2 immediate deliveries from their Garden Terrace Series priced at $945,900 and $1,269,500 (the Hampton and Townsend floor plans).
- There is also an Ashcroft home from the New American Series available for a winter delivery with views of water and parkland. This home has almost 5,000 square feet on 3 finished levels including a walk-out basement.

New Brambleton Builder Showcase and Welcome Center Opens

The new Brambleton Builder Showcase and Welcome Center has officially opened (press release here). I had the chance to check out their "Grand Opening Gala" yesterday which featured a live band and food and drinks from some of the Brambleton Town Center tenants. The place was packed and went off better than expected according to Stephanie Lee, Marketing Coordinator at Brambleton Group.
The Welcome Center is very cool. Brambleton went totally high-tech with greater ease-of-use in mind. There is a completely interactive, touch screen LCD that’s linked to a 65 inch plasma on the wall you can use to check out Brambleton and its’ ammenities. The old poster board topography map is no longer…it’s all about plasmas and being interactive. In fact, there are so many plasmas on the walls that I lost count.
The layout is great too. Two story ceilings, chairs and computers to sit down on and use. A small kitchen with snacks and drinks for visitors. And it’s conveniently located in the middle of Brambleton Town Center which makes it easy to stop by if you’re in the area.
The Builder Showcase is totally high tech as well. There are "stations" with plasmas that have information about each of the builders scrolling at all times. You can find out information about any of the 7 builders in Brambleton – Beazer Homes, Centex Homes, Gulick Group, Miller and Smith, Stanley Martin and Winchester Homes -all in one place at the Builder Showcase.
The new Brambleton Builder Showcase and Welcome Center is very high-tech yet, functional and easy to use. It’s also very appealing and inviting and stands out from the other community welcome centers you’ll see in this area.
