Camberley Homes is Bringing “Urban” Style Town Homes to Brambleton

You can soon add Camberley Homes to the list of names on the Brambleton home builder roster. Camberley Homes will begin selling “urban” style town homes in Brambleton this spring. Camberley Homes is calling this their “Boulevard at Brambleton” community. Delivery of the first town home should be fall/winter 2010.
Here is some basic info…
- Models range from 1700 to 2200 square feet
- Option for a 4th level loft with terrace space/rooftop deck
- Rear load garage
- Contemporary and “customizable” floor plans
- Prices have not been released yet, but I’m guessing they will start in the high $300K’s to mid $400K’s based on square footage and the particular model
Camberley’s “Boulevard at Brambleton” town homes will be located directly across Ryan Rd (Route 772) from the Brambleton Town Center (see brochure below for map). Their location is very convenient to the Brambleton Town Center, Legacy Park and Brambleton Regional golf course.
Note: There are plans for a walkway across (or possibly below) Ryan Rd from where these and neighboring town homes and condos are located, but that’s still a ways out.

Miller and Smith Cuts Base Prices on “Magic” Series Townhomes in Brambleton

Miller and Smith just cut the base prices on their "Magic" series town homes in Brambleton today. Previous base prices started at $399,990. Effective today, base prices start at $359,990.
Here's the breakdown (click on links to see floor plans):
- Merlin (interior model) - $359,990
- Houdini I (end unit) - $369,990
- Houdini II (larger end unit) - $382,990
But, there's a catch…
Miller and Smith slashed some of the incentives they were previously offering so the net cost with basic options and upgrades is only slightly lower, if not the same as before.
Here are the current incentives they're offering:
- $10K in closing cost assistance (use of one of their preferred lenders and title company required)
- They have a special on an upgrade package consisting of granite counter-tops, stainless steel undermount sink, upgrade faucet and hardwood flooring in the kitchen, great room and hall. It's valued at $17,650 and they're offering it for $9,800
They have two Merlins, one Houdini I and one Houdini II available for February/March delivery. They're all in the same row off of Twin Falls Terrace and back to the future Active Adult (55+) community in Brambleton. They may have a spec coming up, but that's not for sure and the chance is slim.
Miller and Smith will be releasing a new row of town homes off of Twin Falls Terrace sometime in the near future, but no word as to exactly when. That row of town homes should have two Merlins, one Houdini I and one Houdini II. Those will back to a small common area surrounded by other Miller and Smith "Magic" series town homes.
On a side note…if you like these Miler and Smith town homes, but don't need to have new construction, there are several resales on the market in the same community (including foreclosures/bank-owned and short-sales).

New Construction Single Family Homes Below $500K in Brambleton

It’s official…you can get now get a new construction home from Miller and Smith in Brambleton for less than $500K. And that’s with options. Miller and Smith has debuted their “Fanny Ward” single-family model beginning at $439,900. In addition, Miller & Smith is offering $30,000 in options and $15,000 in closing costs (if you use their lender and title company).
The "Fanny Ward" model is smaller than the popular "Rhapsody" model, but it’s still around 2,000 square feet on the upper two levels with another 800 finished square feet available in the basement. The home will be built on the current Rhapsody lots and has many of the same standard features (e.g. granite, hardwood, appliances).
This may be a great option for those who are either cost-sensitive and leaning toward a townhome and/or looking for more privacy than a townhome, but don’t need a big single family home.

Brambleton’s New Builder Showcase and Welcome Center Grand Opening

Brambleton is having a Grand Opening Gala for their new Builder Showcase and Welcome Center on Thursday, June 5 from 4 to 8pm. The event will feature wine tastings from Tarara Winery, food tastings from local Brambleton Town Center tenants and entertainment including a performance by the Groove Band at 7pm.
The event is taking place at 42395 Ryan Rd, Suite 100, Brambleton, Virginia 20148.
