First Ever Braxton Model by Stanley Martin Homes in Greene Mill Preserve

The first ever Braxton model by Stanley Martin Homes in their Greene Mill Preserve community is complete! Not only is this the first Braxton model by Stanley Martin Homes in their Greene Mill Preserve community in Leesburg…it is the first Braxton model they’ve built for any customer in the entire area. My clients will be settling on the property this Friday, September 18, 2010 and are excited to live in their new home that they’ve watched being built since February.
This particular Braxton model is Elevation E (reversed). This elevation comes with a wrap-around front porch, a specific style of windows and partial stone with a side-load garage.
This home is loaded with pretty much every structural option you can get including the bonus room with full bathroom above the garage and the 4th level loft with full bathroom. My clients decided to also finish off about 2/3 of the basement which includes a large rec room, bedroom and full bathroom. The unfinished space in the basement is being used as a large storage area, but you can easily finish off part of it into a media room, kids playroom or exercise room with plenty of space left for storage.
Remember how they say, “Looks can be deceiving”? This home has over 7000 finished square feet yet its footprint is not as large as most other homes with similar finished space. This is mainly due to the bonus room being above the garage and the 4th level loft which doesn’t add to the width or depth of the home. And personally…I’d rather have finished space than useless attic space.
Some of the best features of this home (IMHO) are…
- the kitchen area with large center island and room for several stools which opens up into the breakfast room, (future) deck, family room
- great use of square footage. Many larger homes have less usable space with lots of “dead” space throughout the home
- option for bonus room and loft both with full bathrooms is excellent if you have teenagers who want their “own space” or family/friends that visit often and/or stay for a while
- the 2 car garage is actually a 2.5 car garage. You can easily have a workshop or store motorcycles, bicycles or lawn mowers in the side of the garage while having plenty of room to open your car door without hitting something. Plus, there’s an option for a 3 car garage.
- It’s not about the actual home itself, but it’s worth mentioning… The Greene Mill Preserve community is far away so you feel like you’re away from the hustle and bustle yet, it’s only about a mile from the Brambleton Town Center and a few miles away from major routes, downtown Leesburg, etc.

Brambleton Launches “Immediate Delivery/Spec Home” Blog Site

Brambleton has officially launched their new "immediate delivery/spec home" blog site. The site provides information about all the immediate delivery/spec homes currently available in Brambleton. The site is a great resource for buyers (and agents) looking at immediate deliveries/spec homes in Brambleton.
It's nice to see Brambleton and the builders within the community making it possibly for buyers and agents to get information on all immediate delivery/spec homes in one place. I hope other communities take notice and follow suit.

New Construction Single Family Homes Below $500K in Brambleton

It’s official…you can get now get a new construction home from Miller and Smith in Brambleton for less than $500K. And that’s with options. Miller and Smith has debuted their “Fanny Ward” single-family model beginning at $439,900. In addition, Miller & Smith is offering $30,000 in options and $15,000 in closing costs (if you use their lender and title company).
The "Fanny Ward" model is smaller than the popular "Rhapsody" model, but it’s still around 2,000 square feet on the upper two levels with another 800 finished square feet available in the basement. The home will be built on the current Rhapsody lots and has many of the same standard features (e.g. granite, hardwood, appliances).
This may be a great option for those who are either cost-sensitive and leaning toward a townhome and/or looking for more privacy than a townhome, but don’t need a big single family home.

New Brambleton Builder Showcase and Welcome Center Opens

The new Brambleton Builder Showcase and Welcome Center has officially opened (press release here). I had the chance to check out their "Grand Opening Gala" yesterday which featured a live band and food and drinks from some of the Brambleton Town Center tenants. The place was packed and went off better than expected according to Stephanie Lee, Marketing Coordinator at Brambleton Group.
The Welcome Center is very cool. Brambleton went totally high-tech with greater ease-of-use in mind. There is a completely interactive, touch screen LCD that’s linked to a 65 inch plasma on the wall you can use to check out Brambleton and its’ ammenities. The old poster board topography map is no longer…it’s all about plasmas and being interactive. In fact, there are so many plasmas on the walls that I lost count.
The layout is great too. Two story ceilings, chairs and computers to sit down on and use. A small kitchen with snacks and drinks for visitors. And it’s conveniently located in the middle of Brambleton Town Center which makes it easy to stop by if you’re in the area.
The Builder Showcase is totally high tech as well. There are "stations" with plasmas that have information about each of the builders scrolling at all times. You can find out information about any of the 7 builders in Brambleton – Beazer Homes, Centex Homes, Gulick Group, Miller and Smith, Stanley Martin and Winchester Homes -all in one place at the Builder Showcase.
The new Brambleton Builder Showcase and Welcome Center is very high-tech yet, functional and easy to use. It’s also very appealing and inviting and stands out from the other community welcome centers you’ll see in this area.
