Pulte Homes King of Customer Satisfaction in Loudoun County

Pulte Homes Loudoun County

Pulte Homes has been ranked as the new home builder with the top overall customer satisfaction in the Washington, DC area including Loudoun County, VA by J.D. Power and Associates. Pulte Homes was the overall winner also ranking as the top builder when it comes to overall customer satisfaction in 11 U.S. markets and in new-home design in 6 markets.

Van Metre Homes and Winchester Homes came in 2nd and 3rd in the Washington, DC area including Loudoun County, VA.

This is of no surprise to me based on my personal experience selling several homes at Pulte's Hamlets at Red Cedar community off of Evergreen Mills Rd in Leesburg (around the corner from Brambleton). Their sales staff has never been pushy nor tried to push options. Their building supervisor and his staff have been excellent and have corrected any problems immediately and without hesitation. The pre-drywall and final home inspections have all found very few items that needed repair. And the post-sale inspections conducted by the home owners (at 3 months and 11 months after settlement) have all had very few items on them and were corrected immediately.

Pulte Homes does things right from the start, follows through with what they say and they focus heavily on putting the customer first. These are all qualities that I wish other builders would take note of and exhibit.

Equity, Basheer & Edgemoore Follow KB Homes Out The Door

Yesterday, I found out that KB Homes was pulling out of their Martin’s Chase community in Loudoun County. Today, a fellow Loudoun County real estate agent, Heather Elias reports on her blog, LoCo Real Estate Musings that Equity Homes and Basheer & Edgemoore are also on the way out the door.

"…I noticed that the inventory homes for Equity Homes, a builder with communities under construction in Purcellville and Round Hill, were now listed as owned by a trustee, including the model home at the Highlands in Round Hill. I did some digging but could only come up with a news article regarding the builder pulling out of a community in Westmoreland County, saying that they had ceased business operations."

"…Basheer & Edgemoore, a luxury home builder working on a community called Park Meadows just outside of Leesburg, is now selling 3 to 9 acre lots within the community from $325,000. I知 not sure how many finished homes they have there, but they were certainly billing it as an exclusive community (only 17 home sites) when they started marketing it; I知 hoping there are some restrictions on what can be built on those lots so that the folks that have already moved in there are living in a community that reflects what they thought they were purchasing."

Though these three builders are "outta here", most seem to be sticking around. For now…

KB Homes Pulls Out Of Loudoun County

Kb_homesKB Homes is pulling out of it Martin’s Chase community in Loudoun County, as well as the entire mid-Atlantic region due to poor market performance. KB Homes said the move will help it hold on to cash reserves and ride out the housing crash.

The builder has 5 communities in the mid-Atlantic region including Martin’s Chase. The Martin’s Chase community is located between Belmont Ridge Rd and Evergreen Mills Rd just down the street from Brambleton.

I called KB Homes this morning to get more information on what was going on with Martin’s Chase. Here’s what they told me:

  • They are only selling the model homes and current inventory/spec homes. Inventory/spec homes are homes that are already under construction, but the buyer pulled out of their contract
  • They will not be building any new homes from scratch
  • They have closed their sales center
  • All calls are being directed to their call center and their "Home Finder Center"

According to the person on the phone, whether we’ll see KB Homes back in the area again is "yet to be determined".

Were Builders Cutting Corners During The Boom In Search Of More Profits?

Builders_cutting_cornersTwo homes. Same builder. Same model. Both in Eastern Loudoun County. Yet, they have completely different levels of build quality.

This is what buyers, other agents and I have been seeing more and more of recently. But why?

It seems to be because most builders during the boom market earlier this decade were more concerned with making profits than ensuring the quality of their homes. With people lining up outside their front door hours before they’ve even opened, builders couldn’t build homes fast enough. Cutting corners was inevitable.

Now that it’s been several years since the market has turned, we’re starting to see more of the homes built during the boom market years come on the market for sale. As you go through them, the practice by the builder of cutting corners is becoming more evident. The quality of workmanship between a home built in 2003, 2004 and 2005 is many times lower than that of a home built before or after that time period.

Take Advantage Of New Home Builders’ End Of The Year Frenzy

If you’re looking to buy a home in Loudoun County between now and then end of the year, take a close look at new home builders and what they have to offer. Most builders have dropped base prices within the last 30 days and/or are offering even more incentives than before. If you can settle within 2 to 6 weeks, you can get an even better deal by getting a "spec" home. These "specs" are 5 to 15+ percent below what it would cost for the same home from the same builder "built from dirt".

And, on top of all this, builders are willing to negotiate.

For example, I’ve sold two spec homes within the last 60 days and both builders accepted an offer lower than the already discounted price. I’m currently negotiating with one builder and got them down 3 percent below their "spec" price, which was already 10 percent below they’re "to be built" price for the same model and options. Plus, they agreed to chip in for closing costs that they normally wouldn’t do because we’re going with an outside lender.

So why the sudden change of heart by builders? The real estate market conditions for one. But even more so, it’s the end of the year. Many builders’ fiscal years are the same as the calendar year. Builders are trying to get as many sales on the books before the end of the year as possible in order to try and save face with investors and Wall Street.

If the timing is right for you, take advantage of these opportunities and you may win big.

One Loudoun, Future Home Of World Trade Center Dulles Airport, Breaks Ground

Virginia Governor Tim Kaine and other government and business leaders broke ground this week on the "One Loudoun" project, which is the future home of the World Trade Center Dulles Airport. One Loudoun, a joint venture between Miller and Smith and Meridian Group, will be a mixed-use project similar in "feel" to Reston Town Center with commercial, retail and residential space. According to One Loudoun, first deliveries of commercial buildings will be 2009 with residential units delivering 2009/2010.

One_loudoun_4The developer has been working on the ground-breaking for 3 years now and has had to make changes to the original plans in order to get it done. Some of the changes include agreeing to upgrade the intersection of Ashburn Village Boulevard and Route 7, donating a 20-acre tract for an elementary school and reducing the number of residential units. But with 3 million square feet of office space, up to 700,000 square feet of upscale retail space and over 900 homes on 358 acres, the developer has a lot (of money) at stake and obviously thought the "sacrifice" was worth it.
